1141 Shady Lane
In June 2019, Saxum acquired 1141 Shady Lane, a nearly two-acre development site in an Opportunity Zone just three miles from downtown Austin, Texas. The site will become the home of a 63,964 sf Class A, creative office development that is currently permitted, ready to begin construction immediately, and undergoing pre-leasing.
The project is part of the thinkEAST master-planned development, offering affordable live/work, flexible studio space and services within one of the most vibrant and diverse communities in Austin. Saxum’s Austin development project will feature 61,964 sf of office and creative studio space, 2,000 sf of adjacent retail/restaurant space, and approximately 9,000 sf of central courtyard space. The centralized courtyard will serve as the social hub of the building and can also accommodate outdoor events and casual gatherings. The project benefits from its location immediately adjacent to the proposed CAPMETRO Green Line and is also easily accessible to the Austin Bike Trail System. Saxum acquired the site in partnership with Austin-based PlaceMKR. With all pertinent approvals in place, Saxum is set to build a Class A, creative office property that is anticipated to be fully-leased prior to completion thanks to the strength of the Austin market. |
